Where would you advertise my property?

In order to reduce our clients cost and maximize the rental listing exposure, we advertise using cutting edge online marketing tools. Our marketing software posts our available properties to many different websites including Craigslist.org, Zillow.com, Trulia.com, Realtor.com, Walkscore, Hotpads.com, ApartmentList, RentFocus, Real Rentals, Lovely and many, many more!

Do you provide me with a report of activity on my property?

Yes, we email you a monthly report of rent and other income received, and maintenance, repairs, and other expenses incurred. This will be provided once per month. We are happy and eager to answer any questions associated with your reports.

Can I choose to disallow pets, smokers, large families, etc.?

We comply fully with the Fair Housing Act. This means that you can not choose to disallow anyone that is a member of a protected class under the act. You can choose to disallow pets and not permit smoking in your home, but you cannot deny a service animal. All pets will also be screened by a third party screening service, petscreening.com.

How do my residents pay their rent?

With our contactless payment system residents use their portal to pay their rent online. If they don’t want to pay online, we provide other services where they can pay in different ways, that still does not require them to pay the office. This gives a safe and easy translation.

Why should I rent from your company?

We are a professional, knowledgeable, and courteous property management company. We work very hard to provide the highest quality resident services you’ll ever experience.:

We use professional vendors (painters, handymen, plumbers, carpet cleaners, etc) to ensure that your unit is in good condition. We inspect the work performed to ensure that everything is ready before you move in.
We are available 24 hours a day to handle emergency maintenance repairs.
We provide detailed Move-in and Move-out Inventory forms for proper documentation of the condition of your rental.
All deposits that are retained by us are kept in a FDIC insured bank.
When you sign your lease, you have a meeting with your property manager to go over all parts of the lease to help ensure that everyone is aware of their responsibilities under the lease.
All our property managers are licensed real estate professionals according to state requirements.

How do I apply to rent?

To apply to rent one of our properties, simply navigate to the available rentals page. Click ‘view details’ for the property you are interested in. Once you are on the detail page for the property you will see an orange button labeled ‘apply now’. Click the button and you will then be able to fill out an application and pay the application fee with a credit card online.

Will I sign a lease?

Yes, for most of our properties you will sign a 12 month lease that covers our responsibilities to each other throughout your tenancy. We will go over each part of the lease to ensure you understand it. After your application is accepted, your deposit is received (cashier’s check or money order only), and your lease is signed, we’ll hand you the keys to your home!

We are looking for real estate investors who want to invest in multifamily with us, however we will be doing all the work. They will pretty much be the silent investor and we will be doing all the managing.

We want to give our investors high returns.
We go for value add opportunity multifamily, (which I provided you a screenshot of what this other company does).
I like how you guys have Core plus, value add at the bottom of the page and more information pops up when we hover our mouse over it, if we can show this in a way where it’s visible instead of hidden, that would be great.
